The long Bang Tao beach on the west coast, the gated Laguna resort with its hotels and golf course, shopping streets such as Boat Avenue and the Cherng Talay area give you everything for year-round living: schools, clinics, restaurants and supermarkets. That is why the area is equally popular with families relocating to the island and with buy-to-let investors.

The micro-areas differ noticeably. Laguna and Lakelands are quiet, well-kept neighbourhoods with lakes and branded residences. Pru Jampa, Blue Tree and Si Sunthon are villa country, with gardens and pools a little further from the sea. Bang Tao itself and Bang Tao South sit closer to the beach and the restaurants.

What to check before buying in Bang Tao

First, the real driving distance to the beach rather than the straight-line figure: some projects are separated from the sea by lagoons and hills. Second, who will manage the property after handover and on what terms the rental programme works. Third, the foreign quota in the condominium and the ownership structure for a villa — freehold or leasehold.
