How foreigners buy property in Thailand

What you need to know before paying a deposit.

  1. Condos — freehold. A foreigner can own a condo unit freehold within the foreign quota: up to 49% of the building's total unit area. We check that quota is still available.
  2. Land — no. Foreigners hold villas through a registered long-term lease (leasehold, usually 30 years). Renewals are a contract term, not a legal guarantee. We review the lease before you sign.
  3. Funds from abroad. For freehold, the money must arrive from overseas in foreign currency and the receiving bank issues a Foreign Exchange Transaction (FET) form. Without it the transfer cannot be registered.
  4. Transfer taxes and fees. A 2% transfer fee, plus either 3.3% specific business tax or 0.5% stamp duty depending on how long the seller has owned the property, plus withholding tax.
  5. Land Office. We attend with you, check every document and register the title in your name.

Rentals in Phuket

Apartments and villas for six months, a year or longer. We check the owner and the contract and pin down the deposit and what is included — before you move in.

  1. Brief. Area, monthly budget, term, family, pets.
  2. Shortlist. Options with real photos and prices.
  3. Viewing. In person, or by video if you are not on the island yet.
  4. Contract. Deposit, utilities and move-out terms agreed before signing.

Transaction support

The most critical step is moving a large sum into Thailand so that the bank issues the FET form and the developer is paid on time. We handle it with you.

Phuket property: what buyers choose

Phuket is Thailand's largest island and the country's main resort property market. People buy here to live, to spend the winter or to rent out: an international airport, private schools and hospitals run all year, and tourism keeps rental demand steady.

The market splits in two. Condo units can be owned freehold in a foreigner's own name. Villas sit on land foreigners cannot own, so they are bought on a registered long-term lease (leasehold) or through a Thai company. That choice drives taxes, payment route and how easily you can resell.

Most new supply is on the west coast: Bang Tao and Laguna, Layan, Kamala, Karon. The south — Rawai and Chalong — suits year-round living, closer to town. The north near the airport — Nai Yang and Nai Thon — is quieter and cheaper.

How much does property in Phuket cost

The catalog currently lists 175 projects: 84 condo projects from ฿1.8M, median ฿149,983 per sqm, and 91 villa projects from ฿8.9M. 44 are completed; the rest are under construction or in pre-sale.

Price depends on the area, distance to the beach and construction stage. Off-plan units are usually cheaper than completed ones and come with a developer payment plan. Completed homes cost more but can be rented out straight away.

Beyond the purchase price, budget for transfer costs (2% fee plus seller taxes — the contract says who pays), the sinking fund on condo purchases and annual common-area fees. We calculate all of it upfront.

How foreigners buy property in Phuket

For a condo: reservation deposit, sale and purchase agreement, staged payments, funds sent from abroad with an FET form, and registration at the Land Office. For a villa, a 30-year land lease is registered instead of ownership.

Before any deposit we check the developer, building permits and EIA, the remaining foreign quota and the contract terms. The whole purchase can be done remotely with video viewings and a power of attorney.

FAQ

Can a foreigner buy property in Phuket?

Yes. A foreigner can own a condo unit freehold within the foreign quota — up to 49% of the building's unit area. Land cannot be owned by foreigners, so villas are held on a 30-year registered lease or through a Thai company.

How much is a condo in Phuket?

In our catalog condos start from about 1.8 million baht. Price depends on the area, distance to the beach and construction stage; off-plan projects are cheaper and come with payment plans.

What taxes apply when buying property in Thailand?

On transfer there is a 2% transfer fee plus either 3.3% specific business tax or 0.5% stamp duty and the seller's withholding tax. The contract sets who pays what; developers often split the fee 50/50.

Which area of Phuket is best to buy in?

For rentals and investment buyers usually pick Bang Tao, Layan, Kamala and Karon on the western side. For family living — Rawai and Chalong in the south. The north near the airport is quieter and cheaper.

Can I buy property in Phuket remotely?

Yes. We show the unit on video, check documents before the deposit, sign by power of attorney, and the funds are sent from abroad with an FET form.
