There is no single best area to live in Phuket; the right choice depends on whether you want beaches and restaurants on the doorstep, schools and daily convenience, or quiet and space. Bang Tao and Layan on the west coast suit buyers who want resort living with services, Rawai and Nai Harn suit a relaxed long-stay community in the south, and Chalong and Koh Kaew suit families who prioritise schools, marinas and everyday practicality.

How to choose an area
Phuket is larger than many visitors expect, and traffic on the main roads makes distances feel longer at busy times. Before looking at individual properties, decide what you will do on an ordinary weekday: school runs, commuting, shopping, sport, eating out. Then choose an area within easy reach of those, rather than of the beach you enjoyed on holiday.
The prices below come from our own catalogue of Phuket projects as of September 2026. They are median starting prices for projects we list in each district, not market averages, and districts with few projects give less reliable figures.
It also helps to decide early whether you want a condominium or a house. Condominiums cluster in Bang Tao, Layan, Kamala, Rawai and Nai Yang; villa estates are spread more widely, including inland Cherng Talay, Chalong and Koh Kaew. If you are unsure, renting in your preferred area for a month or two before buying is the most reliable test.

- Hills bring views and breezes but also steeper access roads in the rainy season.
- Beachfront areas are busiest in the high season from roughly November to April.
Bang Tao and Cherng Talay
Bang Tao, in the Cherng Talay subdistrict on the north-west coast, has become Phuket's most developed area for international residents. It combines a long beach, the Laguna Phuket integrated resort with its hotels and golf course, and a strip of restaurants, beach clubs, supermarkets, gyms and cafes along the roads towards Boat Avenue and Porto de Phuket. It is roughly half an hour from the airport in normal traffic.

Within Bang Tao, the character changes from street to street. Laguna is managed and landscaped; the beach road is lively; the inland areas of Pasak, Manik and Si Sunthon are dominated by newer villa estates and compact condominiums. Choosing the sub-area carefully is as important as choosing Bang Tao itself.
Layan and Nai Thon
Just north of Bang Tao, Layan and Nai Thon are quieter, greener and closer to the airport, with Sirinat National Park along the coast. Layan is known for larger villas on the hills and a small number of beachfront buildings; Nai Thon has a small, calm beach. Daily shopping and restaurants are mostly in Bang Tao, a short drive south.

Kamala and Surin
Kamala sits between Bang Tao and Patong, with a village feel, a sheltered bay and a mix of hillside villas and low-rise condominiums. Patong's nightlife is close without being next door. The hills between Kamala and Surin hold some of the island's most expensive sea-view villas. Karon and Kata
Karon and Kata on the south-west coast have wide beaches, established tourist infrastructure and a more holiday-oriented atmosphere. They suit buyers who want to walk to the beach and to restaurants and who are comfortable with a busy high season. Kata in particular has a loyal following among families and surfers during the south-west monsoon, and both areas are within reasonable reach of the schools and services of Chalong. Hillside locations above the bays offer sea views but involve steep roads.
Rawai and Nai Harn
The southern tip of Phuket has a long-established community of long-stay foreigners and a slower pace. Nai Harn beach and lake, the viewpoints around Promthep Cape and the Rawai seafront give it a distinct character, and it is popular with retirees, families and people who train at the area's gyms. Chalong and Wichit
Chalong, on the east side of the south, is practical rather than glamorous: Chalong Pier and the bay for boats and marinas, easy access to Phuket Town, hospitals and large supermarkets, and a range of schools within reach. Condominium prices are among the most accessible in our catalogue, with a median starting price of about THB 3.7 million, and there is a steady supply of pool villas inland, with a median starting price of about THB 27.1 million.
Wichit, between Chalong and Phuket Town, has a growing number of condominium projects aimed at residents rather than holidaymakers, with shopping centres and hospitals nearby. It suits buyers who work in or near town, or who want a practical base at a lower price.
Nai Yang and Mai Khao
The far north-west, around Nai Yang and Mai Khao, is closest to the airport and borders Sirinat National Park. Beaches are quiet, and daily life is simpler, with fewer restaurants and shops than Bang Tao. It suits buyers who fly often or want calm, and it has seen new condominium supply at relatively accessible prices: a median starting price of about THB 5.0 million for condominium projects and THB 22.2 million for villa projects in our catalogue.
Patong and Phuket Town
Two areas are often left off expatriate shortlists but deserve mention. Patong, on the west coast, is the island's main entertainment and nightlife centre, with the widest choice of shops and restaurants and a very busy tourist season. Some buyers like the energy and rental demand; many residents prefer to live in quieter neighbouring areas such as Kamala or Karon and visit Patong when they choose.
Phuket Town, on the east side, is the administrative and commercial centre, with the provincial hospitals, government offices, markets and the restored Sino-Portuguese old town. It has a more Thai, urban character and lower prices, but it is some distance from the west coast beaches. It suits buyers who want city convenience and culture more than beach access.
Koh Kaew and the east
Koh Kaew, north of Phuket Town, is home to marinas, international schools and established housing estates, and is popular with families who value space and school access over beach life.
