Phuket condos in our catalogue
We list 84 condo projects: 24 are completed and 60 are under construction. Prices start from THB 1.8M, with a median of around THB 150,000 per sq m: per square metre a condo usually costs more than a villa, but the entry budget is lower.
The widest choice is in Laguna, Layan and Bang Tao, with a good selection in Rawai and Nai Yang. Brands include The Title, Laguna, Angsana, Banyan Tree, Botanica and Lakelands.
Freehold for foreigners
A foreigner can own a condo freehold — full ownership — provided their unit fits within the foreign quota: 49% of the building's total floor area. The purchase funds must come from abroad in foreign currency, and the bank issues an FET certificate; without it the ownership cannot be registered.
Once the quota in a building is used up, the remaining units are sold on leasehold — a different status, and such units should be priced lower. On transfer at the Land Department you pay a 2% transfer fee on the appraised value, plus either 3.3% specific business tax (if the seller has owned the property for less than five years) or 0.5% stamp duty. The contract states which party pays what, and in what proportion.
What to look for when choosing a condo
To live in: the layout, sound insulation, parking, on-site services and the route to schools and shops. To rent out: walking access to the beach, the management company's reputation and the rental programme terms — how income is split and who covers the costs.
Always check the annual maintenance fee and the sinking fund — they affect the real cost of ownership.
Also check the building's rules on short-term rentals: in some buildings they are restricted.
