Layan: peace and quiet close to amenities

Layan is a small beach between Bang Tao and Nai Thon, surrounded by greenery and hills. It is calmer than central Bang Tao, yet the restaurants, schools and shops of Cherng Talay are a short drive away. This balance appeals both to people relocating to Phuket and to those buying a second home for the winter.

Some projects sit on hillsides with sea views, others lower down, closer to the beach. Neighbouring Nai Thon is even quieter and less built up.

What to look out for

Many Layan projects are on hills: ask how access is organised, whether there is a beach shuttle and how the property copes with the rainy season. For sea-view condos, check whether future construction next door could block the view.

If you plan to rent the property out, ask the developer about the management company and occupancy in phases that are already completed — Layan has several multi-phase projects, and the first phases show the quality you can expect.

How to buy property in Layan

A foreigner can own a condo freehold as long as the building's foreign quota — 49% of the floor area — has not been used up. The funds must come from abroad, and the bank issues an FET certificate. Villas are usually held on a 30-year leasehold: a foreigner cannot own the land, and renewals are a term of the contract, not a legal guarantee. On registration you pay a 2% transfer fee plus either 3.3% specific business tax or 0.5% stamp duty; the contract states who pays what.
