Punyisa Shan Suai brings together seven single-storey four-bedroom villas for sale in Layan, 1.2 km from Layan Beach. Plots of up to 1,132 sqm, an infinity-edge pool and KNX smart-home system, with completion in Q2 2028.
Punyisa Shan Suai Phuket: the concept
This is a boutique project of just seven villas, and two are currently still on sale. All houses are single-storey with four bedrooms. Each villa sits on a plot of 918 to 1,132 sqm, with room for a garden, pool and lounge area.
The developer is Punyisa Villas (M2 Plus). The architecture is tropical modern, with tall roofs and natural materials.
Villas and prices
Both available villas are Type A. The 654 sqm house is THB 75.33M, and the 665 sqm version THB 78.53M.
The layout is designed for living with family and household help: a show kitchen plus a separate Thai kitchen, a walk-in wardrobe off the master bedroom, and a maid's room with its own bathroom. 10 kW solar panels ease the load on the grid, and the house runs on a KNX system.
All rooms share one level, so there are no stairs. The format suits families with small children and older relatives. The two available villas are almost identical in size, so the choice comes down to the plot and its position in the community.
The villa grounds
The centrepiece of the plot is a 14×9 m overflow pool with a sala for relaxing in the shade. Around it lie landscaped grounds and water features, and there is parking for two cars by the house.
