Punyisa Cocos offers boutique four- and five-bedroom villas with a study for sale in Layan, Phuket, 1.6 km from Layan Beach. Private pool, solar panels and smart home, with completion in Q2 2028.
Punyisa Cocos Phuket: the project
Punyisa Cocos is a small community by Punyisa Villas (M2 Plus). The developer works in a boutique format: the houses are designed and finished by designer Mary Pakamard, so no two villas follow the same template.
Four villas of different types are currently on sale. This Phuket new build is under construction, with payments made as work progresses.
Layouts and prices
Type C has four bedrooms and a study: 652 sqm for THB 77.2M and 660 sqm for THB 79.4M.
Type B also has four bedrooms and a study, but more space: 760 sqm for THB 93.1M.
Type A has five bedrooms and a study across 951 sqm, priced at THB 116.8M.
All four villas have a separate study, handy if you work from home or run a business remotely. The largest, Type A at 951 sqm, suits a large family: five bedrooms give children, relatives and guests plenty of room.
What every villa includes
A private pool and an open-air sala for relaxing by the water. 10 kW solar panels, a smart-home system and perimeter CCTV.
The solar panels cut electricity costs, while the smart home and CCTV let you leave the villa with peace of mind while you are away. A sala is an open, roofed pavilion in the Thai tradition, a comfortable place to spend the day without leaving the pool.
Buy a villa in Layan: distances
Layan Beach is 1.6 km away and Bang Tao Beach 3 km. Boat Avenue is just 2.3 km away, and UWC Thailand International School 6.3 km.
Phuket Airport is 11 km away, Central Phuket 15 km, Bangkok Hospital Phuket 16 km and Phuket Town 17 km.
Layan is a green, quiet part of the west coast. Even so, Boat Avenue, with its shops and restaurants, is closer than it is to many Bang Tao villas.
