Wallaya Residence Nai Harn is a new Phuket development by Wallaya Villas. Seven storeys and 285 apartments from 36 to 94 sqm. 147 apartments are available, about half the project.
The average price is around THB 120,000 per sqm. Completion is scheduled for Q4 2027.

A 36 sqm studio starts from THB 4.32M. A 54 sqm one-bedroom apartment starts from THB 6.48M. Two bedrooms at 90 sqm start from THB 10.8M, and three bedrooms at 94 sqm from THB 11.28M.
Even the studios are spacious at 36 sqm, while the two- and three-bedroom apartments are almost the same size: decide whether larger rooms or an extra bedroom matters more.
The sinking fund is a one-off THB 1,000 per sqm (THB 36,000 for a studio); the monthly common fee is still to be confirmed. The three-bedroom apartment costs THB 480,000 more than the two-bedroom.
