Bang Tao and Laguna Phuket: an area guide for property buyers

Bang Tao, on Phuket's north-west coast, is the island's most active area for international buyers. It combines a long beach, the Laguna Phuket integrated resort and a dense cluster of restaurants, shops and services, about half an hour from the airport. It also has the largest pipeline of new projects on the island, from compact condominiums to branded beachfront villas.

Where Bang Tao is
Bang Tao Bay lies in the Cherng Talay subdistrict of Thalang district, between Surin to the south and Layan to the north. The beach runs for roughly six kilometres. Behind it, the area stretches inland across lagoons, former tin-mining land and hills towards the main north-south road. Phuket International Airport is to the north, typically around 30 minutes' drive, and Phuket Town is across the island to the south-east.
Estate agents often use Bang Tao loosely to mean the whole of Cherng Talay. Within it, the sub-areas have distinct characters: Laguna, Boat Avenue and Bang Tao beach road, Bang Tao South towards Surin, the inland areas of Pasak, Manik and Si Sunthon, and the hills around Pru Jampa and Bang Jo.
Laguna Phuket
Laguna Phuket is an integrated resort developed on the site of an abandoned tin mine at Bang Tao Bay. Its founders acquired the land in 1984 and rehabilitated it, and the group's flagship Banyan Tree Phuket opened in 1994. Today Laguna is a gated destination of several international hotels, residential communities, a golf course, lagoons, restaurants and beach clubs, and it is widely described as Asia's first integrated resort.
For buyers, Laguna offers established infrastructure, security, professional estate management and branded residences associated with its hotel operators. It also carries premium pricing. Daily life
Bang Tao is the most self-contained area of Phuket for international residents. Boat Avenue and Porto de Phuket form a hub of supermarkets, cafes, restaurants, gyms, co-working spaces and clinics. The beach road has a string of beach clubs and restaurants, and Surin and Kamala are a short drive south. Schools, including international schools, are within reach, though the school run is a key factor in choosing a sub-area.
The trade-off is traffic and construction. The main roads through Cherng Talay are busy at peak times and in high season, and new projects mean building sites in several locations for the next few years.

Bang Tao offers the widest choice of property on the island.

Rental demand
Bang Tao has one of the island's largest pools of tenants: seasonal visitors, relocating families and remote workers who want services within walking distance or a short ride. That depth is valuable for long-term letting and resale. For holiday letting, remember that condominium units generally cannot be let for less than 30 days without a hotel licence; hotel-managed programmes in Laguna and elsewhere hold their own licences, and villas may use the small-accommodation exemption if notified.
Long-term rents in Bang Tao are supported by its services and schools, and many owners let on six- or twelve-month tenancies to families and remote workers. Monthly lets during the high season are a lawful middle ground for condominium owners who want to use the property themselves for part of the year.
Supply: the main risk
The volume of new projects in Bang Tao is the key consideration for investors. Many compact condominium projects target similar buyers and tenants, and several will complete in 2027 and 2028. Buildings with distinctive locations, strong management or real brand affiliation are better placed to hold rents and resale values than generic units. Check what else is completing within a kilometre of any shortlisted project.
Sub-areas compared
Choosing the right part of Bang Tao matters as much as choosing Bang Tao itself. Laguna offers the most established environment, with estate management, security, landscaped lagoons and hotel services, and it commands the highest prices. The beach road and Bang Tao South, towards Surin, put you within walking distance of the sand and beach clubs, but traffic and noise are higher in the high season.
Boat Avenue and the area around Porto de Phuket are the practical centre, with supermarkets, restaurants and services within a few minutes. Inland areas such as Pasak, Manik and Si Sunthon are where most pool villa estates and many compact condominiums are being built; prices per square metre are lower, but you will drive to the beach. The hills around Pru Jampa and Bang Jo offer views and larger plots, with steeper access roads.

Buying tips for Bang Tao
Because the area is so active, it pays to be disciplined. Compare the price per square metre of any shortlisted unit with similar projects nearby rather than with the island average, and ask how many units in the building remain unsold. For condominiums, check the foreign quota position in writing, since popular resort buildings can fill their quota early. For villas, pay particular attention to the land title, the lease terms and the estate management agreement, which governs roads, security and shared facilities.
If rental income matters, ask for evidence of achieved rents in the same building or estate, not asking rents on platforms, and check whether the building or operator holds a hotel licence before assuming nightly letting is possible. Visiting in the low season, when traffic is lighter but some businesses are quieter, gives a more balanced picture than a single high-season trip.

Who Bang Tao suits
Bang Tao suits buyers who want services on their doorstep, a large international community and the widest range of properties, and who accept traffic and higher prices in return. Buyers seeking quiet may prefer Layan to the north or Nai Yang near the airport; those on tighter budgets may find better value in Rawai, Chalong or Nai Yang.
