Mouana Serenity Cherng Talay offers 20 single-storey villas for sale, each with three bedrooms or four, in Cherng Talay, part of Phuket's Bang Tao area. Prices start from THB 28M, with payments spread over construction.
Mouana Serenity Phuket: the community
There are only 20 homes in the community. All villas are single-storey, from 357 to 465 sqm. Each has a private pool, garden, parking and smart-home systems.
Residents have a clubhouse and 24-hour security. The project is under construction.
A home of up to 465 sqm sits entirely on one level. Every room is on the same floor with no stairs, which works well for children and older family members.
3- and 4-bedroom villas: prices
Prices in the project start from THB 28M. A three-bedroom villa of 357–388 sqm is THB 33.3M, and a four-bedroom villa of 413–465 sqm is THB 38.4M.
The average price is around THB 93,000 per sqm. The service charge is THB 25 per sqm per month, plus a one-off sinking fund payment of THB 100,000. Payments are made as construction progresses.
For a 357 sqm villa, monthly maintenance comes to about THB 8,925.
