Opening a Thai bank account as a foreigner

In 2026, Thai banks generally open personal accounts for foreigners who hold a long-stay status such as a Non-Immigrant visa, work permit, retirement extension or LTR visa, together with a passport and proof of a Thai address. Applicants on visa exemption or tourist visas are now widely refused. You do not need a Thai account to buy a condominium, but it makes paying bills and receiving rent easier.

Why it became harder

Thailand has been fighting online fraud and money-mule accounts, and the Bank of Thailand, law enforcement agencies and the banks have tightened account-opening checks since 2023. Foreigners on short-stay status were identified as a risk group, and banks responded by requiring evidence of a longer, stable connection to Thailand.

The result is that policies now vary by bank and even by branch, and change without much notice. The information below reflects practice reported in 2025 and 2026; confirm with the branch before you go.

For property buyers the practical effect is timing. If you expect to need a Thai account, for example to pay a developer's instalments locally or to receive rent, arrange your long-stay status first and open the account on a later visit. Trying to open an account on the same short trip as a viewing or reservation often ends in a refusal, and it is better to plan payments on the assumption that the account may not be available.

What banks usually ask for

Requirements differ, but a typical application for a personal savings account includes the following.

Tourists and the DTV

Industry reports in 2026 describe visa-exempt entrants and tourist-visa holders as effectively unable to open personal accounts at major banks, although individual branches have occasionally made exceptions with supporting documents. Holders of the Destination Thailand Visa have also reported difficulty, because it is treated as a visitor status despite its long validity. If you are buying property on a short visit, plan on the assumption that you will not be able to open an account.

Buying property without a Thai account

A Thai bank account is not a legal requirement for buying property. For a condominium, what matters is evidence that the purchase money came from abroad in foreign currency. You can send payments directly from your home bank to the developer's or seller's Thai account, stating the purchase purpose, and the receiving bank issues the FET form or credit advice. Make sure the developer requests these documents in your name and hands them to you before transfer.

The advantage of your own account is control: your bank issues the FET form to you directly, and you can pay the seller from your account on the day of transfer, often by bank cheque at the Land Office. If you can open an account, it simplifies things; if you cannot, direct payment works with an experienced developer or a lawyer handling funds.

Why owners want an account after buying

Once you own property, a local account makes everyday administration easier. Common area fees, electricity, water and internet can be paid by transfer or direct debit, rental income can be received locally, and Thai mobile banking and QR payments are used almost everywhere. Some owners let their property manager pay bills from a funded account instead.

For owners who let their property, a Thai account is the simplest way to receive rent from tenants and to pay common area fees, utilities and management charges. Tenants in Thailand usually expect to pay by local transfer or QR code, and many property managers prefer to pay bills from an owner's local account.

If you cannot open an account, a property manager can collect rent into its own client account and remit the net amount to you abroad, after deducting fees and bills. Ask for monthly statements and copies of receipts, and check how the manager handles withholding tax and your Thai tax filing. Keep in mind that any Thai-source rental income remains taxable in Thailand regardless of where it is paid.

Types of account

Most foreigners open a standard savings account with a debit card and mobile banking. Foreign currency deposit accounts are also available and let you hold currencies such as US dollars or euros in Thailand, which can help with the timing of conversions. Opening one normally requires the same documents as a baht account. Business accounts for companies involve separate and more demanding checks on directors and shareholders.

Joint accounts and family members

Couples often want a joint account. Banks may allow joint accounts for spouses, but each applicant usually needs to meet the same visa and address requirements. A non-resident spouse without long-stay status may not be accepted. It is often simpler for the spouse who holds the long-stay visa to open the account and add the other later, if the bank permits.

Children's accounts, and accounts for elderly relatives holding powers of attorney, have their own rules and require additional documents. Ask the bank for its written list before visiting.

Tips for a smooth application

Go in person to a branch in an area with many foreign residents, where staff handle foreign applications regularly. Bring originals and copies of every document, and dress as you would for a formal appointment. If refused, ask what would change the answer; another branch or bank may accept the same documents. Once opened, keep your contact details up to date, because banks can restrict accounts during periodic reviews if they cannot verify your status.

Online account opening for non-residents is not generally available at major Thai banks, and third parties who offer to open accounts for a fee should be avoided.

If your account is frozen or restricted

Account restrictions became more common in 2024 and 2025 as banks reviewed existing customers under anti-fraud rules. The usual triggers are an expired visa on file, a changed phone number, unusual transaction patterns or missing documents. If your account is restricted, visit the branch where it was opened with your current passport, visa or extension, proof of address and any documents requested. Keeping your details up to date after each visa renewal avoids most problems.

Taxes and reporting

Interest on Thai deposits is subject to withholding tax. If you become a Thai tax resident by spending 180 days or more in Thailand in a calendar year, foreign income you bring into Thailand may be taxable under the rules in force since 1 January 2024, unless an exemption applies, such as for certain LTR visa categories. Thai banks also exchange information with foreign tax authorities under international reporting standards. Take tax advice before moving large sums.

Keep records of where money in your Thai account came from, particularly transfers from abroad, so that you can show which funds are purchase money, savings or income if you are ever asked.
