Baan Perwah is a private residence on the cliff above the Andaman Sea, between Kata and Kata Noi beaches. 1,200 sqm of signature architecture, eight bedrooms, two infinity pools and a sunset that belongs to you alone, every single evening.

The villa was designed and built by an architect for himself, hence its uncompromising character. Four levels, floor-to-ceiling glass, white planes and not a single superfluous line. The house does not compete with the sea; it dissolves into it.

Two infinity pools flow into the horizon, with a jacuzzi perched on the very edge of the cliff between them. A sculptural spiral staircase, a double-height living room, an island kitchen and panoramic terraces from which the Andaman Sea is visible from every point.

Eight en-suite bedrooms, eleven bathrooms in all. The master bedroom opens directly onto the pool and the sea. A marble bathroom with a freestanding tub, walk-in wardrobes and private terraces.

For the evenings: a private cinema with leather recliners, a wine cellar for several hundred bottles and a billiard room with a bar. This is a home for a large family and for entertaining, where guests never want to leave.

Baan Kata Villas is a gated, guarded estate on the headland between the two finest beaches of southern Phuket. Kata Noi sand is a five-minute walk; restaurants and the yacht marina are a short drive. Complete privacy and 24/7 security.
