Mouana Breeze Mai Khao is a community of 12 single-storey three- and four-bedroom pool villas for sale in Mai Khao, near the beaches of Phuket's northern coast. Every villa gets a private pool plus a garden, with completion due in Q3 2027.
Mouana Breeze Mai Khao Phuket: the project
Mouana Breeze Mai Khao is a small gated community by Mouana Phuket, the villa brand of Modern 79. There are just 12 villas, seven of them still available. Construction is under way, with completion scheduled for Q3 2027.
All homes are built on one level, and each comes with a garden, parking, a smart-home system and a pool of its own. Residents have a clubhouse and 24-hour security.
Twelve houses make for a small community with few neighbours, where the place still feels like private ground.
Living on one level means no stairs, and the generous floor area leaves room for a large living room, a study or a guest bedroom.
3- and 4-bedroom villas: sizes and prices
The three-bedroom villa is 404 sqm and the four-bedroom villa 433 sqm. Prices start from THB 22M.
Payments are made in stages during construction. The service charge is THB 25 per sqm per month, plus a one-off sinking fund contribution of THB 100,000.
The average price works out at around THB 63,500 per sqm. Monthly maintenance on a 404 sqm villa comes to about THB 10,100.
The two layouts differ by one bedroom and 29 sqm. Both are single-storey and noticeably roomier than a typical three-bedroom house.
Buy a villa in Mai Khao: what's nearby
Mai Khao is the far north of the island. Nai Thon and Mai Khao beaches are close by and the airport is 1.9 km away. UWC Thailand International School is 9.8 km away and Boat Avenue 15 km.
Central Phuket and Bangkok Hospital Phuket are 27 km away, Phuket Town 29 km. This is a place for buyers who want the quiet north and a short hop to the airport.
For year-round living, factor in the distances: with Central Phuket and Bangkok Hospital Phuket 27 km away, major shopping trips and doctor's visits mean a drive.
