About Proud Real Estate
This publicly traded Thai company builds luxury branded residences together with international hotel operators. It was set up in 1989 and was relaunched as Proud in 2019. Its InterContinental Residences Hua Hin (finished 2021) were the first InterContinental-branded residences in Thailand; Vehha, ROMM Convent and Vala Hua Hin are also part of its portfolio. In Kamala on Phuket it is developing The Residences project at InterContinental Phuket Resort — 111 homes next to the working resort, with an investment above THB 2.5 billion and completion scheduled for 2027.

Check which legal entity signs the contract and who holds the land title and the building permit: projects are often run by a separate project company rather than the parent brand. For a listed company, its stock-exchange filings are also worth a look. For off-plan units, check the building permit (and the EIA for larger complexes), the stage-based payment schedule, the completion date and delay penalties, and exactly what the price includes — furniture, appliances, parking.
